In the final days before Parliament was dissolved ahead of the general election set for 4 July, the much debated Leasehold and Freehold Reform Bill (the “Bill”) received sufficient support from both the Government and opposition parties to be rushed through. The latest in a line of legislation in the residential leasehold arena, following the Leasehold Reform (Ground Rent) Act 2022 and the Building Safety Act 2022, the Leasehold and Freehold Reform Act 2024 (the “Act” or “LAFRA”) aims to enhance leaseholders’ rights in a number of ways. Views will necessarily be fairly polarised – some will argue that it doesn’t go far enough, some will be celebrating that it doesn’t go as far as the exiting housing secretary would have liked.
